To say i was disappointed is an understatement

I would definitely not recommend Guardian to anyone who is thinking of using them as Property Managers. We have 2 properties in Melbourne and our Property in Truganina was let go so bad I would not let my dog live in it. We had to change to another Property management group to escape the deceit that was being fed to us.
We just did a virtual walk through with our new Property Management Team as we are from another state and my agent said it was the worst house she has ever experienced.
Guardian were sending me pictures on routine inspections that were deceptive and not giving a true representation of how bad the house was.
To claim insurance on our garage door that our tenant crashed his car into took over a year to get fixed.
The last property manager I had at Guardian was rude abrupt and would talk over me instead of actually listening.
I only found out about the true state of our property after we were sent some pictures of our property from the termite inspection team that we had go in. It’s a pity I can’t post them on this platform for you to see.
I would definitely warn you off using the Guardian Property Management Group as a Landlord.

ABSOLUTELY THE WORST REAL ESTATE AGENTS EVER!!!
I have sold 2 homes and rented several so I have dealt with real estate agents for a long time and for the most part have found them professional. Then I met Guardian. We rent a home through them and have had nothing but trouble since the lies they told us to get us to sign a lease. They made all types of promises to get us in and have not provided one of them. They're rude and have no respect for their tenants or their landlords. They constantly lie and the manager/s are just as bad as the attitude giving reception staff. Stay away from this business...

almost 4 weeks after moving out 20+ phone calls, emails still no sign of our bond money,they do not return any calls do not give any information about anything at all,this realestate would have to be the most ignorant,unreliable buisness out there.

As a landlord I had my property with them for two years. They did not conduct routine enough inspections, and as such did not advise me or fix some of the major maintenance issues (tenant fist through a bathroom door, fences falling down) and rarely returned my calls or emails and only advised our tenants were moving out a week or two before they did - even though they knew before that point. Even the next door neighbour called them to ask about paying half of the fence costs, but Guardian did not advise me that the fence had even fallen down, let alone that the neighbour was trying to contact us and was willing to negotiate it's repair.

we are tennants through guardian they are unacceptably rude for a buisness, do not return calls dont approve urgent repairs,or contact owner about them, just get told it will cost too much to fix,threaten to hold bond money (they state in a letter if the electricity is not kept on after final reading when we move out they will hold our bond money untill they get another tennant in) they have breached tennancy agreement on 5 different things.This is why we are moving out not the owners fault its the land agent who just doesnt care BIG DISSAPOINTMENT IN GUARDIAN PROPERTY WERRIBEE

It all started when my husband and i were an hour early at our new rental property and the real estate agent was an hour late.
After rushing us through the paperwork and claiming she was late for her next meeting, she said she had to go without walking us through the condition report.
Being a brand new house she told us that unfortunately there were no garbage bins, or appliances (oven, dishwasher, cooktop, rangehood) as they may get stolen, but they would be in after the long weekend (this was a Wednesday, and they had been expecting us for weeks).
We started the condition report and found copper pipes protruding from the wall outside. No hot water had been installed. The advertised ducted heating was not connected, nor the airconditioner. There is still a broken and unsecure window in the main bedroom, unsecure fencing all around, all basins have cracked pipes underneath, no driveway, no tv antenna and no phone line. There is a leaking water main in the front garden and there is no way of connecting our washing machine.
We have been "living" in this property for 2weeks now and call and email these agents several times a day. With no answers.
We stupidly took this property after reading endless bad reviews on these agents, all i can say is if you are a landlord or a tenant "DO NOT USE GUARDIAN PROPERTY!"
We did, and we spent our first 3 nights in Victoria without hot water and heating!

Hi CSQZ, it's disappointing to hear that you had such a poor experience with Guardian & this is not at all the level of service that we try to provide to our tenants. While I am sure that you were in contact with Guardian quite a lot while you were living in the property, what I would ask is if you would be willing to detail all the issues you had & send them in email to [email protected] so that we have record of the troubles you had & can try to identify the issue & improve our business.
